What Are Portfolio Loans?
Fannie Mae and Freddie Mac are agencies of the government that write the guidelines for conventional mortgages. They are also the largest investors in these loans which they buy from other lenders, as they themselves do not originate loans directly. All conventional loans must meet the guidelines and loan requirements of Fannie or Freddie, regardless of the originating lender. FHA, VA, and USDA are other government agency loan programs. Conventional (also known as conforming) and agency loans generally have the best rates, terms, and lowest costs. However, these programs do not fit the unique needs of every buyer, borrower, and loan scenario.
Sometimes borrowers do not qualify or have other financing needs that cannot be met with conforming loan programs. Portfolio loans are funded by non-government institutions and are not subject to the same strickt requirements as the loans purchased by Fannie Mae, Freddie Mac, or government agencies. Portfolio loans and non-conforming programs offer a wide range of mortgage options outside those requirements. These programs are great solutions for borrowers or scenarios which do not qualify for conventional. Conforming loans as of 2025 have a maximum loan limit of $803,500 for a Single Family Home or higher for 2-4 unit properties.
